Real Estate Investors
Wealth Held in Property
Real estate investors often hold most of their net worth in property: illiquid, leveraged, and concentrated in a few assets, markets, or property types. Cash flow can be strong while the balance sheet carries risks that rental income does not show, from debt maturities to the timing of a sale.
We treat the property portfolio as part of the full balance sheet, accounting for leverage, loan terms, and the liquidity reserves each property requires. Investment portfolios built in-house make up the liquid side of the balance sheet, constructed with existing property exposure in mind.
Selling a property, exchanging into another, or transferring holdings to the next generation each carries tax and legal consequences. We coordinate with your CPA, attorney, and other advisors ahead of those decisions so proceeds, liquidity, and the investment plan are evaluated together.
